• Our legal package represents a standard residential, single-family dwelling with municipal services, together with the preparation and registration of one mortgage, and payout of up to three debts, (mortgage, loan, credit card),
• Review of lender/bank mortgage instructions,
• Preparation of mortgage legal documentation,
• All communications with the lender, submitting request for funds,
• Property search of whole lot and execution name search (up to 4 people),
• All internal disbursements such as copies, faxes and long-distance telephone charges, and,
• HST is included.

Costs NOT covered in the legal package: Government fees & additional individual matters per transaction.

• Title insurance coverage for properties which is a third-party cost which will vary depending upon the value of the subject property, 
• Title and writ searches for multiple units, adjoining lands or over 4 name searches,
• Ontario or Municipal Land Transfer Tax (LTT), 
• Government registration fee for mortgage on closing (77.62),
• Courier fees, Wire fees or any other miscellaneous payouts that incur a fee,
• Tax certificates;
• Software transaction fees which are a third-party cost; and,
• Private mortgages are not included in this quote, please contact us for private mortgages.
