- Review of Agreement of Purchase & Sale (excluding builder agreements)
- Review of any Amendments and Waivers regarding conditions.
- Review of Status Certificate, if property is a condominium
- Request and Review of home fire insurance binder
- Preparation of required documents to complete the file
- Review of lender/bank first mortgage instructions
- Preparation of first mortgage legal documentation
- Property search of whole lot and execution name search (up to 4 people)
- All internal disbursements such as copies, faxes and long-distance telephone charges, and,
- HST is included.
Additional costs to the legal package: Government fees & additional individual matters per transaction.
- Title insurance coverage which is a third-party cost,
- Title and writ searches for multiple units, adjoining lands or over 4 name searches
- Ontario or Municipal Land Transfer Tax (LTT),
- Registration fees of the Transfer and one mortgage on closing.
- Courier fees, Wire fees or any other miscellaneous payouts that incur a fee, and,
- Tax certificates;
- Software transaction fees which are a third-party cost; and,
- Additional charges apply to investment properties, commercial properties, occupancy closings, lines of credit or additional mortgages/lines of credit, bridge-loans or any other matter beyond the scope of a standard real estate transaction, due to the additional work and individual needs of each type of transaction.
