- Our legal package represents a standard residential, single-family dwelling with municipal services, together with the payout request of one mortgage and real estate commission,
- Review of Agreement of Purchase & Sale,
- Review of any Amendments and Waivers regarding conditions,
- Preparation of the Statement of Adjustments,
- Preparation of required legal documents to complete the file,
- Communications with buyer’s lawyer, review/reply of their title requisitions,
- Request and Review of lender/bank first mortgage discharge statement,
- All internal disbursements such as copies, faxes and long- distance telephone charges and Law Society Transaction Levy fee, and,
- HST included.
Additional costs NOT included in the legal package: Government fees, and any additional cost applicable to the individual transaction:
- Courier costs for deliveries, payout at bank etc.,
- Wire fees sending or receiving funds,
- Tax Certificates, and,
- Payouts over three debts;
- Software transaction fees which are a third-party cost; and,
- Additional charges apply to investment properties, non-resident sellers, signing via a power of attorney, payout of additional mortgages/lines of credit or any other matter beyond the procedures of a standard real estate transaction.
